VREC Summary
Venture Real Estate Company (VREC) is a boutique private equity real estate investment and management firm with a sterling track record. Founded in 2013, VREC has acquired over 3000 units and has conducted more than $600 million dollars in transactions.
Focused on value-add, 100+ unit communities, VREC has grown methodically with the support of its private investors. VREC manages its assets with its in-house property management firm, Venture Communities, a National Apartment Association Top Employer.
VREC has built its portfolio by targeting linear, reliable submarkets in the Midwest, including Cincinnati, Columbus, and Indianapolis. They are a preferred buyer and seller to many local brokers, many of whom are also satisfied investors. We are guided by our purpose to cultivate communities that enrich the lives of our stakeholders, including our investors, residents, and teammates.
Our 10-year vision is to strategically acquire 10,000 multifamily apartment units, and in the process become one of the region’s leading multifamily investment and management firms.
Principals
Matthew Henderson, CPM®, Steven Rice, CPM®, and Robert Hendricks, CCIM®, MBA are the Principals and Managing Partners of Venture Real Estate Company. They began their real estate investment and management careers in 2006 by purchasing single-family rental homes. Over the next five years, they worked in different real estate and entrepreneurship related industries, including construction, marketing, finance, and property management.
Founded in 2013, Venture is a private equity real estate investment and management firm located in Cincinnati, Ohio. Since its inception, Venture has acquired more than 3000 residential units, and currently owns 1650+ units valued at $230 million.
As CPMs, Steven and Matthew are recognized experts in the real estate investment and management industry. Matthew and Steven earned the Certified Property Manager (CPM®) designation through the Institute of Real Estate Management (IREM), the leading international real estate management organization.
As a Certified Commercial Investment Member (CCIM®), Robert is a recognized expert in real estate investment analysis and optimization. For more than 50 years, the CCIM designation remains the gold standard for commercial real estate professionals, including asset managers, brokers, developers, and investors. Combined, Steven, Matthew, and Robert's education, experience, and diverse backgrounds make them one of the great partnerships in the multifamily real estate industry.

Venture Communities
Venture Communities is the vertically integrated property management wing of VREC that actively manages and provides infrastructure for the company’s real estate portfolio. Venture Communities is a valuable part of the organization through which Venture Real Estate Company efficiently controls every aspect of a property’s performance. Venture Communities handles operations ranging from day-to-day administrative duties, such as rent collection and property maintenance, to simultaneous large-scale construction/redevelopment projects at different property locations.

Venture Real Estate Company’s decision to manage its communities in-house gives its investors the advantage of a professional management organization that is not necessarily a profit driven entity. Unlike other management companies, Venture Communities does not need to supplement its management fee with upcharges, additional hourly service rates, or any of the other mechanisms that are standard procedures in the property management industry. The need to generate profit is eliminated because VC's principals have equity interest in the properties themselves, thus reducing the impetus to drive profits through property management.
VC's sole purpose is to provide infrastructure, maximize ROI, control expenses, and increase the overall value of the real estate portfolio. Contrary to other management companies, VC absorbs or defrays the cost of employing personnel, training and ongoing education, office supplies, general overhead, legal consultation, legal document preparation, litigation, industry association dues and events, tenant screening, advertising, marketing, website development, and other operating expenses.
Venture Communities uses industry-leading property management software (AppFolio) that allows the company to manage its assets with minimal staffing requirements, thereby reducing overhead and maximizing efficiency. Investors are provided secure login credentials that allow them to instantly access current information regarding a property’s performance. Robust reporting capacity gives every investor the ability to analyze each aspect of their portfolio whenever they choose. We believe that transparency and communication are the foundation of any great relationship, and that guiding value has resulted in lifelong relationships with our investors.
